Margaux Steffy is an associate with the litigation group, concentrating her practice in various real estate, contract litigation and commercial litigation matters.
Ms. Steffy has represented several large residential and commercial real estate developers in complex contractual disputes involving multiple contract purchasers seeking recovery of large amounts of earnest money deposits pursuant to various contractual and statutory provisions.
In addition, Ms. Steffy has represented various commercial and individual borrowers in defending against mortgage foreclosure proceedings by challenging the method of interest calculation used by several of the major lending institutions as misleading and unlawful, and asserting counterclaims against the banks under the Truth in Lending Act. Through experience defending mortgage foreclosure actions, Ms. Steffy has acquired an extensive familiarity with the Illinois Mortgage Foreclosure Law.
Ms. Steffy has also represented insured clients in insurance coverage litigation and is substantially familiar with key insurance coverage principles, including timely notice, the insurer’s duty to defend and indemnity, and the estoppel and the mend-the-hold doctrines.
Ms. Steffy has substantial experience and familiarity with the diverse claims made and issues implicated in multifaceted commercial litigation. In that capacity, she has successfully handled litigation involving claims for breach of contract, promissory estoppel, unjust enrichment, conversion, fraud, violation of state and federal securities laws, defamation, trespass, breach of express and implied warranties, alleged violations of the Illinois Condominium Property Act, the Illinois Consumer Fraud and Deceptive Business Practices Act, the Illinois Land Sales Act, and the Chicago Condominium Ordinance, among others.
Ms. Steffy has litigation experience in both state and federal court and has litigated matters pending in the Cook County Circuit Court and other state courts in the various counties surrounding Chicago, as well as in the United States District Court for the Northern District of Illinois. She has an excellent understanding of Illinois civil procedure and the legal issues appurtenant thereto, including issues regarding federal subject matter jurisdiction and standing.
Ms. Steffy has significant experience researching the diverse legal issues implicated in these cases, drafting pleadings and motions, successfully arguing dispositive motions, issuing and responding to written discovery, taking and defending depositions, trial preparation, and negotiating favorable settlement agreements to the satisfaction of her clients.
Additionally, Ms. Steffy has represented clients in administrative hearings before both state and municipal regulatory bodies, defending alleged violations issued by the City of Chicago Department of Streets and Sanitation and the Illinois State Liquor Control Commission, among others.
Prior Work Experience
Prior to joining Brown, Udell, Pomerantz & Delrahim, Ms. Steffy worked at the general practice firm of Stanley L. Hill & Associates, P.C. where she represented clients in a wide variety matters, including civil, criminal, employment, and family law litigation, as well as corporate transactional matters.
Before that, Ms. Steffy has worked in the legal department of Related Midwest, a real estate development company, where she coordinated residential real estate closings through correspondence with purchasers, attorneys, lenders, title companies, and the company’s construction division. She also drafted contracts, option agreements, condominium declarations, property reports, deeds, closing documents, and other documents for residential real estate transactions.
